FREE MONEY TO BUY A HOME:

First Rate Property Management is the only company in Boise, Idaho who cares about our tenants so much that we give them part of their rent back as a credit to purchase a home. Tenants can earn as much as $750 the very day they sign their lease. Additionally you can earn up to 7.5% of your monthly rent as additional credit towards the purchase of any active home on the Multiple Listing Service within select areas. DON’T FORGET TO DISCONNECT YOUR HOSES! :

Now that the weather has turned colder and nighttime temperatures are dipping into the 20's, it's time to disconnect and reel in your hoses for the winter.

· Take a walk around the house and locate all your hoses AND connectors

· Carefully drain all the water from your hoses BEFORE you roll them up for the winter.

· Tie your hoses with some twine to keep them coiled neatly.

· Store your hoses in the garage for the winter.

TIP: Covering the open ends of your hoses will keep ants, spiders, and other unwanted pests from making a home in your hoses over the winter.

 

ICE MELT:

For single family homes, it is your responsibility for shoveling walkways, snow removal, and keeping the area clear of ice as well as applying ice melt. We provide ice melt to multi-family units upon request. Please check around buildings & complexes for ice melt that has already been provided. Please contact us  if your complex is out of snow melt. Please allow 24-48 hours for delivery.

 

THERMOSTATS:

We would like to remind everyone that as the weather is getting colder, you need to set your thermostat to 65 degrees or higher (especially when you go out of town). This will prevent the water pipes from freezing! You will be held responsible for any damages caused by lack of heat.

FURNACE FILTERS:

Is your home too cold? This could mean it’s time to change the filter. These should be changed every 30-60 days and it is your responsibility. If you have any questions on how to change them, visit our Maintenance FAQs page online.

 

HOLIDAY DECORATIONS/TREE DISPOSAL:

It is now that time of the year. Please make sure you’ve taken down your holiday decorations and disposed of your Christmas trees properly. The Curbside Christmas Tree Collection only picks up trees until January 7th, but the Ada County Landfill will be accepting trees up until January 29th.  These are free services so take advantage! Please do not dispose trees in dumpsters that are over three-feet tall. They must be cut down into three-feet sections if  they are too big.

 

REMINDER! - AUTOMATIC RENEWALS:

If you are currently a lease that is expiring soon and has the AUTOMATIC RENEWAL CLAUSE:

* If you plan on going month-to-month, you MUST submit a request in writing 30 days prior to the lease expiration date.

* If you plan on moving out, you MUST submit notice on our official notice form 30 days prior to the lease expiration date.

Failure to submit proper notice will lead to your lease automatically renewing for the original lease term.

YARD CARE:
It is that time of year again, during the months of April and May, all FRPM properties are getting their sprinklers initiated. If you rent a single family home or duplex, you should have received a phone call from the appropriate vendor who was starting up the sprinklers. If you didn’t hear from anyone and your sprinklers are not on please contact us immediately so we can get their information to you so they can arrange a time to get the sprinklers ready for the season. FRPM wants your yards to be green and weed free. Please report any dry yards immediately. If you are responsible for the yard care, please apply weed and feed on a regular basis.  Be sure to adjust your sprinkler timer accordingly as the temperature increases outside.

MOST COMMON LEASE VIOLATIONS:
Your lease agreement prohibits the storage of unlicensed, unregistered and broken down vehicles. We will be tagging these vehicles and they must be removed from the property or brought up to date immediately. If they are not removed, we will have them towed at the vehicle owner’s expense. Also, remember that we do not allow more than 2 vehicles per household unless otherwise noted on your lease.  We will also be tagging anyone who has more than one motorized vehicle under a carport such as a car and a motorcycle. This is a safety issue and we cannot allow this anymore.

Trash being left on patios or by the front door waiting to be taken to the dumpster next time you leave etc…  Those in single family homes we do receive notices from Home Owner Associations if you keep your trash bins out past the trash day or if they are not kept in the garage or behind a fence. 

AIR CONDITIONING:
Summer weather is sneaking up quickly. It is important to use the air conditioner units properly.  Leaving the air conditioner unit off all day and then turning the thermostat to a low temperature in the evening and expecting this to cool your apartment will not work.  THIS FREEZES UP THE AIR CONDITIONER!  Air conditioners cool and condition the air, but gradually.  The proper way to use the air conditioner is to regulate the temperature.  Adjust your thermostat to the temperature you prefer (nothing lower than 68 degrees) and keep it there throughout the day and night.  This will save you money because it uses less energy to regulate than it does turning the air conditioner on and off.

SATELLITE SERVICE:
Remember, if you are interested in having satellite service you need to contact Superior Satellite.  You can reach them at  426-9800.

CALL VOLUME:
We are gearing up for summer, we receive over 400 calls per day.  We are not able to answer all of the calls, therefore this is frustrating for all parties.  Many calls can be solved or addressed via email.  You can help by emailing us, instead of calling.  Please use the phone/email directory on the other side to help you get a hold of the person that can help you.  Also, if you get voice mail, we are most likely on the other line, please leave a message and you will get a call back.  

TENANT PORTAL:
WE ARE GOING GREEN!  We have emailed all tenants with information on how to log in and look at items relating to your property.  Tenant statements are available online.  Please be sure that we have your correct email address.  If you have not received an email from us asking you to set up your tenant portal please contact us right away to update your profile.

PEST CONTROL:
We get multiple requests to perform pest control, unfortunately per the lease agreement and for liability reasons we are unable to provide this service.  If you feel you need pest control you will need to contact a pest control company and you will be responsible for the costs.  In very extreme situations  it maybe necessary to treat the whole building,

PATIOS:


As we start spending more time on our patios, please remember that the patios are for patio furniture, plants, or other items that would be attractive and appropriate. If you have a BBQ grill, be sure it is kept in a very open area and NOT next to the siding, it will melt the siding and is a fire danger. If anything happens to the building you will be held responsible for the damages. Do not allow the patios to become cluttered with other items.  If you do have other items on your patio, please remove them so you do not receive any violations. If you have any questions regarding what is acceptable feel free to contact our office.

DRIVE-BY VIOLATIONS:
Please remember that the 1st offense is a warning for drive by violations, and after that you will be charged $25 every time you receive a notice. You can review your lease if you have any questions or concerns about the drive by violations. Our inspector drives by our properties every month, please keep this in mind when cleaning up and taking care of these notice violations.

If you are a victim of a loud neighbor, you can submit a complaint in writing to us. Be sure to call the police and file a report as well. If it becomes necessary to evict we will need several police reports and neighbor’s written statements. Police reports are imperative to attempt eviction procedures. Please be courteous and respectful to your neighbors so problems do not arise.

Fall 2010 Tenant Newsletter

Furnace Filters:
Is your house/unit not warm enough? That could mean it’s time to change the filter. These should be changed at least every 3-4 months and it is your responsibility. If you have any questions on how to change them, visit our Maintenance FAQs page: http://www.frpmrentals.com/maint-faq.html. Changing them lowers gas/electric bills since your furnace isn’t working harder to heat.

Leaves:
Fall is almost here and so are leaves! If you are responsible for your own yard care, please make sure to keep them cleaned up. If they are left on the ground and cause rotting & damages, you will be charged if repairs are needed.

Sprinkler Blow-Outs:
These were be done in October. If yours haven’t been, please call Maintenance: 577-5201.
Holidays:
Over the Christmas holiday, we all have additional garbage to dispose of. Please break down each and every box before placing them in trash/recycling receptacles. Also, please make sure that all garbage bags are tied-off as well so trash doesn’t get blown about complexes or streets.

Ice Melt:

Our office and some Homeowner’s Associations will supply ice melt bags to complexes. FRPM provides shakers to many properties. If you need ice melt, please contact our office and we will schedule to deliver some to your property.

Paying Rent with a Money Order or a Check:
If you drop your rent off to the office or any drop boxes, PLEASE make sure your address is written on your check or money order. If we aren’t able to track down the correct address, it may not be applied to your account correctly. This can result in eviction notices being delivered unintentionally.

Automatic Renewals:
Please be aware of: AUTOMATIC RENEWAL CLAUSE. If you are on a lease with this clause, here are your options:
* Going month-to-month: you must submit your request in writing 30 days prior to the lease expiration date.
* If you plan on moving out, you must submit notice on our official notice form 30 days prior to the lease expiration date.
Failure to submit written notice will lead to your lease automatically renewing for the original term.

PAYLEASE:
If your lease is expiring soon you must contact Paylease and let them know of the new lease term & new rent amount at 1.866.Paylease, or update your account at www.paylease.com. Also, if you are giving notice to vacate, Paylease will need to be updated of final rent payment date & a stop date. We do not have authority to alter your account with this company.

Also, please make sure you initiate NO LATER than the 2nd of the month to avoid late fees.

Be Prepared During an Outage

The average Idaho Power customer is without power less than two hours during an entire year. Storm-or-accident-caused power outages normally last only a few minutes.


It’s still important to know how to protect your health and home if electricity is suddenly unavailable for a long time. There are several things you can do to stay sage and comfortable. One is to have an outage kit in your house. It should include the following:

Matches
Candles
A flashlight
Extra blankets
A battery-powered radio
Batteries
Bottled water
Canned and dried foods
A manual can opener
A wind-up clock or battery-powered clock
A telephone that does not depend on electricity


Also don’t leave candles unattended and keep them away from furniture, draperies and other flammable materials. Be sure to turn off electric ranges or space heaters (in winter) during a power outage to prevent the possibility of a fire if you are away when power is restored. You should also avoid opening refrigerator and freezer doors to keep cold air inside and prevent food from spoiling.
You can also help avoid delays getting power restored. Turn off all appliances, machinery and equipment in use when the power goes out, (including the durance/air conditioner) except for one light. When this light comes on, it will be your signal that power has been restored. Also, once power has been restored, wait 30 minutes and begin turning home appliances and lighting back on in 10-minute intervals. These precautions help circuits from overloading when power is restored, allowing larger sections of power lines to be energized and resulting in faster and less complicated power restoration.

Remember, please do not place the folling items in your no-sort blue recycling cart: grass clippings, glass, styrofoam, plastic films or bags.

These materials contaminate our recycling and the entrie truckload of recyclable materials can end up in the landfill.

DRY GRASS SPOTS -
Please report dry areas, even if you are not responsible for yard maintenance. Then we can prevent further problems. Those who are responsible for your yard, please remember to routinely water your yard to prevent the lawn from drying out or dying. You will need to increase the sprinkler timer usage as the temperature gets hotter. If you are restricted on water usage per the HOA and it’s not enough to keep the yard green, you will need to use city water. Also don’t forget to fertilize throughout the year as needed for weed control. If the yard is being neglected, the landlord reserves the right to contract out our yard care professional and the tenant will incur the cost of the lawn maintenance. FIREWORKS-
The 4th of July is coming up soon. Just a reminder there are NO FIREWORKS permitted in any of our plex communities. This includes, but no limited to the following: Westside Place, Hampton Place, Cessna Landing, Grayling Place, Blodgett Place, Barlow Apts, Ellens Ferry, Bridgewood Park, Camas Crossing, Cooper Canyon & Sagecrest Apts. This is a rule set by the Homeowners Associations.

On Idaho Power’s site click on “energy efficiency” and on Intermountain Gas’ site, click on “energy conservation tips”! NOTE: Owners don’t allow the “A/C Cool Credit” program from Idaho Power.


REMINDER-

PEST CONTROL-
Having issues with ants, spiders, earwigs, etc? It’s that time of year for pests to come out. Unfortunately, FRPM does not spray because of liability reasons. So try ant traps, bug bombs or any product you feel comfortable using. Go to the nearest store that carries pest control products and if you have questions, ask a sales associate for assistance. During this time of year, the products you use may need to be reapplied on a regular basis.

DRIVE BY VIOLATIONS-
Monthly we have a drive by inspections at all of our properties. The inspectors abide by our lease, and if there are violations to the lease, you will receive a warning for the first violation, and then charged a fee for violations after the first. Please make sure your unit/house is kept up and all clauses in the lease that pertain to you are being followed and you will not have any problems with drive by inspections.

Please be aware if you are currently on our lease that is coming up to expire and it has the AUTOMATIC RENEWAL CLAUSE. You must:

If you would like to continue on a month to month basis, you must submit this in writing for owner approval, 30 days prior to the lease expiration.

If you are planning on moving out please submit notice 30-days prior to the lease expiration on our official 30-Day Notice form located on our website or in our office.

EVERONE who is on the lease MUST sign the month to month request or the 30-Day Notice.

SUMMER ENERGY SAVING TIPS!

SUMMER ENERGY SAVING TIPS:


• Close blinds before the sun gets a chance to heat up your house; open up the windows at night to cool the house down.

• Use a ceiling, box or oscillating fan. The moving air cools you, creating less reliance on air conditioning.

• While home, set you’re A/C fan switch to “auto” rather than “on”. This keeps warm air from circulating into your home when the condenser is off.

• Run the dishwasher, bake and do laundry late at night or early in the morning. This keeps heat out of your home during the hottest part of the day.

GARBAGE -

The windy season has begun! Please make sure that garbage bags are tied and are inside a garbage container so trash is not blown around your property.

COOKING GREASE -

When cooking, please make sure that fat grease isn’t poured down your sink drain. This will cause the drain to clog. If we have to send someone out to fix it, you will be charged. So save time and money! Dispose of it by keeping it in a can, hardening it and throwing it away.

During the month of April, all FRPM properties will be getting their sprinklers summarized and set up. If you rent a single family home or duplex, you will be receiving a phone call from the appropriate vendor who will be initiating the sprinklers. Please return their phone calls so they can arrange a time to do so.

MOWING DAYS:

We are currently using two yard care companies. For those who aren’t responsible for your yard care, these are days they will be mowing your lawns:

Monday: Downtown

Tuesday: Meridian & Division

Wednesday: West Boise & Denton

Thursday: Eagle, Boise (State & Chinden), Idaho Ave & Alden Dr.

Friday: Bench

ANNUAL WATER MAIN FLUSHING-

During the months of April & May, United Water will be flushing the water mains to clear any iron and manganese buildup. These minerals occur naturally and are not harmful to health, but can affect water clarity. They’ll be flushing between 10pm and 6am Sunday-Thursday. First off—— do you know anyone that is looking for a rental? Refer someone to rent with FRPM! Have them apply online or in person! Make sure you tell them to mention YOU referred them! After applicant is approved and signs a 12 month lease… Then FRPM will cut you a check for $100!

FIRST RATE PROPERTY MANAGEMENT would like to wish everyone a Happy New Year! If you are planning on taking a holiday vacation for more than two weeks please let our office know, for emergency purposes.


Don’t forget if you’ll be out of town; send your rent money early to avoid late fees. We have a drop box in the front door of our office building.


RENEWAL INCENTIVES- Right now FRPM is offering $250+carpet cleaning to tenants that renew for 12 months, and $100+Carpet cleaning to tenants that are renewing for 6 months.


ICE MELT-We will provide ice melt to buildings that need this upon request. Please check around building for ice melt that has been provided already. Please allow 24-48 hours for delivery.


THERMOSTATS– We would like to remind everyone that as the weather is getting colder, you need to set your thermostat to 65 degrees or higher. This will prevent the water pipes from freezing! You will be held responsible for any damages caused by lack of heat.


HOLIDAY TREES/DECORATIONS- If you are planning on a live Christmas tree this holiday season, please make sure you keep the tree watered, so it does not cause a fire hazard. Also, please remember that Allied Waste (garbage disposal Company) will recycle your Christmas tree on scheduled days.

-The following Ada County residents will have curbside Christmas tree recycling: Boise:12/28-1/8 Eagle:12/28-1/8 Unincorporated Ada County:12/28-1/8 Garden City:1/4-1/8 The Ada County Landfill and Boise Transfer Station will accepted trees at no charge from 12/28 through 1/23. DO NOT place your tree in the dumpster or surrounding areas.


TRASH CLEANUP- Over the Christmas holiday, we always have additional garbage to dispose of due to the goodies Santa brings our way. It is very important that all tenants break down each and every box before placing them into the dumpsters. Also, please be sure to tie off all garbage bags and place them inside the dumpsters. Do not place your garbage outside of the dumpsters, as BFI (garbage disposal company) will not haul away any garbage that is not placed into the dumpsters. If the dumpster in your community appears to be over stuffed from all the boxes and fun things from the holidays, please call us and let us know, and we will send someone out to come empty the dumpster. Thanks!


DRIVEBY INSPECTIONS– Please remember that the 1st offense is a warning for drive by violations, and after that you will be charged $25 every time you receive a notice. You can review your lease if you have any questions or concerns about the drive by violations. Our inspector drives by our properties on the Tuesdays of the month, please keep this in mind when cleaning up and taking care of these notice violations.


CASH is not accepted in the FRPM office– please bring in check or money orders for rent/other payments being paid.

Include NAME & RENTAL ADDRESS on check or money order.

MAINTENANCE REQUESTS can be made ONLINE– this is your best way of getting the information to the Maintenance Coordinator. Also included is a list of suggested ways to correct the possible problems online and how to videos as well and to try those first to avoid any possible charges.

Fall 2009 Newsletter

Furnace Filters!
If your house isn’t warm enough it’s probably time to change your filters. These should be changed every 3 months and it’s your responsibility. If you have no heat and it’s caused by dirty filters you will be charged. If you have questions on how to do this please check out our FAQ’s on our new website http://www.boise-rentals.com/. Changing your filters will also lower your gas/electric bill because your furnace won’t have to work as hard. The air in your home will be cleaner and you’ll be saving money so lets change those filters!

Sprinkler Blow-Outs
Sprinkler blow outs will be done in October. If yours haven’t been blown out by November 1st please call maintenance at 577-5201.

Leaves
It’s that time of the year when leaves begin to fall! Please make sure if you are responsible for yard care that you keep them cleaned up!

BBQs
Please be sure to keep your BBQ’s away from the siding. It melts and is a costly repair which will be charged to the tenant.

DRY SPOTS!
ATTENTION all tenants, even if you are not responsible for the yard and if it is provided, please report dry areas so we prevent further problems, and those that their lease states you are responsible for the yard care to help prevent costly repairs to your yard.Please remember to water your yard to prevent the lawn from drying out or dying. Also don't forget to feed your lawns for good color and health. If dry spots occur increase watering on sprinkler timer if you have.Neglect also entails the following not being done, weeds in the grass, overgrowth of grass, being properly watered, and debris that is not considered lawn items.If the yard is being neglected, the landlord reserves the right to contract out our yard care professional, the tenant will then incur the cost of the lawn maintenance. FIREWORKS
The Fourth of July will be here before we know it.
As a reminder there is ABSOLUTELY NO FIREWORKS permitted in our plex communities, this includes but not limited to the following Westside Place, Hampton Place Estates, Cessna Landing, Grayling Place, Blodgett Place, Barlow Apartments, Ellens Ferry, Bridgewood Park, Camas Crossing and Cooper Canyon. This is a rule set by the Homeowners Association.

REMINDER to also get your rent in by the 5th.Our office will be closed, there is a drop box in the front door that will be checked by 5:00 on that day- make sure your rent it in there by that time to prevent late fees!

AIR CONDITIONERS
Summer weather is right around the corner! As the heat continues to rise, it is important to use the air conditioning units properly. Air Conditioners are not designed to make hot air cold in a short amount of time. Leaving the air conditioner unit off all day and then turning the thermostat to a very low temperature in the evening and expecting this to cool your home or apartment will not work. This freezes up the air conditioner! Air conditioners cool and condition the air, but gradually. The proper way to use the air conditioner is to regulate the temperature. Adjust your thermostat to the temperature you prefer (nothing lower than 68 degrees) and keep it there throughout the day and night. This will save you money because it uses less energy to regulate than it does turning the air conditioner on and off.

REMEMBER TO also check/change your air filters, this is a tenant responsibility. If we are sent due to a/c not working and they change filters you will be charged!

DRIVE BY VIOLATIONS-Monthly we have a drive by inspector drive by all of our properties. This inspector abides by our lease, and if there is any violation to the lease tenants will get 1 warning for the first violation, and then charged a fee for the 2nd violation. Please just make sure your unit/house is up kept and all clauses in the lease that pertain to you are being followed and there will not be any problems with drive by violation fees.

SPRINKLERS & YARD CARE
During the month of April, all FRPM properties will be getting their sprinklers summarized and set up. If you rent a single family home or duplex, you will be receiving a phone call from the appropriate vendor who will be initiating the sprinklers.
Please return their phone calls so they can arrange a time to do so. FRPM wants our yards to be green and weed free. Please report any dry yards immediately. If you are responsible for the yard care, please apply weed and feed on a regular basis.

PATIOS
Please remember that patios are for patio furniture and plants only. Your patio is not a place to store things. If you have other items on your patio, please remove them.

PHONE CALL VOLUME
Our call volume increases in the Spring and during the summer months we receive over 400 calls per day. We are not able to answer all of the calls, this is frustrating for all parties. Many calls can be solved or addressed via email. You can help us by emailing us, instead of calling. Please use the phone directory at the bottom of this newsletter to help you get a hold of the person that can help you. Also, if you get voice mail, we are most likely on the other line, please leave a message. Do not hang up and keep calling until you get a live person. This
simply compounds our problem and
makes it even harder for us to keep up
with the calls.

NOISE LEVEL IN RENTAL UNITS
Loud noises such as slamming of doors or objects being dropped on the floor do carry from one rental unit to another. We ask that EVERYONE be courteous and think of those who live around, beside, above, and underneath you! Please also remember it is stated in your lease QUIET HOURS commence at 10 pm and continue until 7 am. Please keep any TVs, radios, music of any kind being played to the bare minimum of sound volume. If you are a victim of a loud neighbor, please attempt to work this out with them. You will have to put your complaint in writing to us so please submit a written complaint. Be sure to call the police and file a report as well. If it
gets to be necessary to evict we will need several police repots and neighbor
written statements. Police reports are imperative to even attempt to evict the
offending party.
Please just be respectful of others.
